Communtity Law Manual | Tenancy & housing | Rent, bond and other costs

Rent, bond and other costs

This section of the chapter explains:

  • about rent, including how much rent you can be charged in advance and when you might be able to challenge the rent as being too high
  • how much bond your landlord can charge and what happens to this money once you pay it
  • that the landlord can’t charge you other costs when you move in, like a “letting fee” or a lawyer’s fee (this is a law change from December 2018).

Residential Tenancies Act 1986, ss 18, 23

Note: When you move in, you can be asked to pay a total of two weeks’ rent in advance plus a bond equal to four weeks’ rent.
